Housing stock of Baku to be upgraded

It is necessary to tear down about 1,000 houses, resettle over 30,000 people and build around one million square meters of new housing in the framework of a pilot project in Baku, said Abbas Alasgarov, Chairman of the Azerbaijani State Committee for Architecture and Urban Planning.

He made the statement on July-26 meeting with the deputy heads of executive authorities and chief architects of Baku districts.

The pilot project is envisaged in the Cabinet of Ministers’ decision dated February 25. The main task is acceleration of the socio-economic development and development of the housing stock in administrative districts of Baku – Surakhani, Nasimi, Khatai, Narimanov, Nizami, Yasamal, Sabail, Khazar and Pirallahi.

The program, provides modernization of Baku covers 5 years and stipulates tearing down 63 houses in Surakhani, 226 in Nasimi, 99 in Khatai, 219 in Narimanov, 131 in Nizami, 18 in Yasamal, 41 in Sabail, and 297 in Pirallahi district.

Demolition of old buildings, which was recently announced by the country’s authorities, is expected to affect the real estate market.

The Emergency Ministry has recently declared that a construction company should demolish old buildings and construct another instead. This solution will give an impetus to revitalization of construction firms’ activities, experts believe.

The population of Baku is expected to grow by 745,000 people to 3.35 million by 2030. That will double housing to 64.147 million square meters respectively, and the provision of housing for one person will be 25 square meters of total area compared to the current 17.3 square meters.

Baku is also expected to see 22,000 hectares of its oil-field lands reclaimed by 2030. Most of this territory will be reserved for the woodland park zone.
